Anyone see Ms Beanie Boobies' Property Ladder last night?
Chap on there (with a Forester) bought a listed cottage and made a right pig's ear of the whole thing.
Didn't get proper design staements, didn't "get on" with the conservation officer, didn't get approval for works so had to pay extra to reinstate things, didn't listen to advice, and funnily enough didn't really seem to care when he made around a £30,000 loss.
Still, at least it's injected a bit of realism into the "Buy a house, do it up, you'll always make money" brigade!
This series is where you will seperate the reall property developers from people that make money simply on the basis of a booming market - And it didn't matter if they coated thier properties in sheeps brains, it would still make a healthy profit if you lef tit long enough.
Now you are going to see the skill in property developing.
That bloke was such a muppet - I did like the way he tried to come over like he wasnt that bothered when he got the valuations, but you could tell he was pretty gutted.
He was just playing at it though, didnt seem to lift a finger himself, or want to do any work or make any effort, so its hardly surprising he lost money.
Will be very interesting to see what the next series holds as people try and make money doing up houses in a falling market. Wouldnt be at all surprised to see people making 10% and less return ( which is what a lot of professional developers consider an OK return anyway ).
Obligatory Beeny statement : she would definitely make more money getting her baps out!
It's pretty obvious why the market has been going up and as Pete says people have been making money without any skill than thinking they are experts…. not being funny but I also rate Beeny in this camp.
The UK economy is not in recession right now but it will be later on this year and next. People are soon going to realise that if no one is able to buy a house(because they haven't got a job or can't get a mortgage) no one's going to be able to sell a house. So you're definitely going to see a substantial correction.
The fundamentals that everyone was talking about (low inflation/interest rates/low supply/high demand and high employment) are starting to rot heavily.
But hey who cares when you can look at a set of coathangers like these!!!

At last it's worth watching again. The w*nkers get what they deserve now instead of always making money from the rising market as they used to no matter how poor a job they did or how over budget thay went.
